CONDOMINIUM OWNERSHIP
Condominium ownership (propriété par étages, or ‘PPE’) is a particular type of co-ownership in Switzerland. Each co-owner has a share in the entire building but also the right to use one or several units within it. The co-owners therefore share rights to the common areas (the plot of land, the building’s exterior, the entrance) while also having exclusive rights to one ownership unit (e.g. an apartment or loft). By law, all PPE owners must form a general assembly of co-owners, which usually meets annually and is chaired by an administrator, such as a professional management company.
Managing and running a PPE calls for a whole range of specific skills, marrying experience, trust, transparency and an ability to foster dialogue.
